From Rotarian Jon Smale's post to our club's website: Mike Swenson stopped by last week to talk about investing in real estate. Mike Swenson is a Minnesota-based Realtor with the Pinnacle Team at eXp Realty, helping buyers and sellers navigate residential real estate across the Twin Cities and surrounding communities. Mike also discussed real estate syndication, where multiple investors pool their capital to purchase, develop, or operate large-scale properties. It allows passive investors (Limited Partners) to own fractional interests in institutional-quality real estate while leaving the day-to-day management to experienced professionals (General Partners or Sponsors). General Partners find the property, secure financing, raise capital, and manage the business plan. Limited Partners provide the majority of the equity and rely on the GPs to execute the strategy. LPs do not hold management liability and only risk the capital they invest. Allows individuals to invest in large commercial properties like multifamily apartments, hotels, or self-storage facilities that are typically unaffordable for single buyers.
