Fellow Rotarians and Friends.

A short, sharp report this week.  What a wonderful outcome this week, when the club was awarded a Gambling Community Benefit Fund grant of $33,912.00 to purchase a new van!  As I said in my email, many thanks to PP Neil Jones for his work on the application, he truly is the GWM (Grant Writing Master)!  Harold has negotiated an excellent trade in price on old Betsy, our current van, which will see us in a new Hyundai i-load soon.

On Tuesday it was great to hear from John Newlands about the state of play with GC Real Estate.  As a property owner on the GC, as are many of us, I felt privileged to be sitting amongst so many paper millionaires!  Thanks to Ray for organising, the breadth of Johns knowledge and passion for the GC was evident, and if you’re a seller it’s one of the good news stories from COVID, if you’re a buyer, I’m not so sure.  It was great to see Cliff Harmsworth, the Mermaid Beach President hale and hearty along as a guest.

Next week we’ll hear from the Gold Coast Bulletin Editor, Andrew Potts.  Given the decline in masthead media of late, it will be interesting to hear his thoughts about the future of fish and chips wrappers.

We are working on a movie night in May or June at Robina, with the proceeds to go to the Rotary Foundation.  Many thanks to Nayer and Nasser, more to come on that one.

Until next week.

Yours in Rotary

Les

Main Points

Strong Sellers Market at the moment from

- Low interest rates for property approx 2%,

- Interstate migration from perception Gold Coast safe and clean and

- QLD has affordable property and a good lifestyle.

Much higher prices for property and this year there were 283 (1 Million plus ) properties sold compared to 115 at this time in 2020. Investors are moving from low interest bank returns to higher property returns. Low interest likely to be stable for 2-3 years given high unemployment.

Infrastructure investment also helping demand.

$2.4 billion Coomera Connection

Casino -high end towers

Gold Coast Turf Club - new track and stable refurbishment

Vacancy rate 1.1% is very low creating demand with high rentals being achieved 3 bed house av. $600/week and unit av. $450/week.Property prices have increased in some areas by 30% over the last 5 years and in some areas 15%-28% over the last year.

Reforms are needed to stop stamp duty impost, red tape on approvals and allow new home grants to purchase existing properties.

Units are changing to fewer facilities to reduce body corporate, lower rise and gardens, open space within larger units.

How did doctors come to the conclusion that exercise prolongs life?
The rabbit is always jumping up and down, but it only lives for 2 years, and the turtle that doesn’t exercise at all lives for 400 years.
So, take some rest, chill, stay cool, eat, drink and enjoy your life. You will still die one day ....
