The meeting opened with a welcome by President Nate Rundquist at 7:33 a.m.

Rotary Minute
Rotary Minute by Cathy Carlson who spoke about ways that Rotarians world-wide can participate in addressing the Covid-19 pandemic. She reminded us that Rotarians are people of action.

President Nate R. - traveled to the University of North Dakota (some say Harvard of the North) for recruiting to the firm.

We viewed a captivating video of Alissa Olson, Bill Sorteberg, and Chris Carr on a small plane and then jump from about 12,000 feet in Baldwin, Wisconsin, Chris’ jump and some of his decent was displayed on video. Breathtaking video, risk-taking members! Hmmm, 12,000 feet – last time I checked it is still more than 2 miles.
Program
Lenny Newman moderated a panel of current and alumni Minnetonka Rotary members to speak about the residential real estate market. Chris Carr – mortgage lending and finance; Scott Johnson – owner (landlord) of rental properties; Scott Nagel – residential sales professional.
The market is strong with the advantage going to sellers due to higher demand than available inventory. Attractive interest rates continue and keep activity high since rates are anticipated to climb in the next year or two.
Due to Covid-19, there are more virtual tours and less inspections. So, one challenge is rushed time to buy decisions. Inspections are definitely recommended, -- but when an inspection is not possible, a walk-through with a someone with experience and a keen eye, will help identify problems and concerns. Walkthroughs that were one hour in the past are now often 15 minutes. Some home pricing that was a little high has plateaued.
Returns on real estate investing are the annual cash flows and long-term appreciation. It is important to have basic handy-man skills to maintain properties or profits will be eaten away to hire for basic repairs and maintenance. Tax consequences must be anticipated.
One dramatic change in consumer financing in the past 2 decades is the increasing level of federal and state regulations. The Dodd-Frank Act; Consumer Protection Act; and various State Regs to name 3.
Polio, Raffle, Happy Bucks
Today we raised about $26 for Polio and $68 from happy bucks and raffle ticket sales.
