BRAGS:
-Tom Miller just returned from a trip to Florida where he visited some members. Fort Meyer was particularly hard hit by the hurricane last fall. Golf courses were in good shape.
-Larry Neal has merged his practice with another firm and lowered his blood pressure. He now has grandson no. 1 and his son is moving to Denver.
ANNOUNCEMENTS:
-Howard reported that we have sold 100 tickets to the fundraiser. 550 to go! 48 tickets are in the premium section. More ads are going out this week and Mickey Finns is emailing their list. We are looking for double the normal number of auction items because we will have four times the number of attendees. The auction and 50/50 drawing will be concluded at the after party at Mickey Finns. We still need sponsors and posters are now available.
-Scott Hezner made a masterful presentation to the village board to get approval for the event and raffle.

Larry Neal conducted a putting contest. There was a tie for first and Diana was really close!
PROGRAM:
Today’s program was our own Carol August with a real estate update. Carol has been in sales all her adult life. She met her husband Steve while selling screws. I am assuming she means fasteners! She began selling real estate in 1989. 2021 was a crazy year and 2022 was quieter but better. 2023 is starting out well. Carol will close $2.4 million by the end of February. There is a shortage of inventory, and it is a sellers’ market. Mortgage rates went from 3 to 7%. Buyers panicked. Prices are high but rents are also up. Established people are buying for the first time. The new normal is a normal market.
Things to look for when selecting a realtor. First, make sure they use an electronic lock box. Get proceeds net of all costs. Ask for a competitive market analysis (CMA). Listing in the MLS should be a nice short paragraph. Key words are: open concept, updated kitchen, great schools. Ex. LHS is second only to Stevenson. Appeal to international buyers. Professional pictures are key. Does the realtor use the reverse directory? Send individual emails to those buyers who looked or expressed interest. If agents send you listings, contact those agents. Search in real time. With the shortage, listings may go quickly.
