Speaker: Bob Dodds, Chair of the Board for Trafalgar Senior Housing Inc. (TSHI)
IMPORTANT REMINDER: THE FOLLOWING IS HIGHLY CONFIDENTIAL
Summary of Bob’s message:
Bob gave us a brief summary of the Rotary Club of Oakville’s (RCO) history in providing affordable seniors housing for over 60 years in Oakville.
Properties included Rotary Gardens, Woodside Mews, Centennial Towers. In addition a community housing facility, Normandy Place also offered affordable housing.
In appx. 2015 the TSHI board started considering monetizing some or all of the real estate assets due to their age, various risk factors, and the significant challenge for RCO to oversee the properties via TSHI & OCHI.
Rotary Gardens and Normandy Place have been sold to Halton Region since 2015. TSHI has hired Avison & Young as agents to investigate the market for Centennial Towers.
Bob updated the members on potential market value, possible bidders and challenges of overseeing an aging building housing seniors. Bob also described in detail suggested conditions to add to any sale of the property to try and preserve the subsidized housing for current tenants and possibly tenants in the future. Bob invited RCO members to ask questions and share their views on this challenging opportunity.
Bob also mentioned that the two real estate corps, TSHI and OCHI, are merging to simplify matters and reduce costs of having two corps.
Thanking the Speaker: Gary Comerford thanked Bob, and every member of the TSHI board for their dedication in overseeing TSHI and for the many hours contributed to monetization of the properties.
