Estate development construction mobilizes multiple pollutants. The environmental risk begins well before houses are built and later occupied.

Clearing vegetation, grading, excavating, straightening channels, stockpiling soil, installing roads and services, dewatering trenches, pouring concrete combined with more frequent, more extreme weather events carries sediment, debris, chemicals and other construction materials into storm sewers and adjacent waterways and coastal waters.

Impervious surfaces such as roads and footpaths reduce infiltration and increase runoff. Adjacent urban creeks consequently receive more frequent, larger, and shorter-duration peak flows, along with sediment, metals, concrete, oil and grease.

Queensland Government guidance emphasizes best practice, water-sensitive urban design, gross-pollutant capture and measurable downstream outcomes and adaptive corrective action.
