President John Legris opened the meeting with the ringing of the bell.  He welcomed our guest James Pobanz of VetStrong and guest speaker Chris Boyd of Gold Financial as well as club members to The Friendliest Club in District 5840!
 
In addition to the fifteen members present also joining us today on zoom was Joe Montagna and Ken Ruiz!

Club Program
Bil Trodlier introduced Chris Boyd of Gold Financial.  Bil has known Chris for 20 years and he is an expert with different types of mortgage loans. Chris spoke to us earlier in the year on zoom and today was glad to be back with us in person. He says that recently we’ve seen interest rates increase a little bit; however rates are still fantastic.  Last year they were at an all time low at 2.2. They’ve gone to 3.25% Fixed rates are more common than adjustable rates.  We don’t know where rates will be in 3,5 or 7 years. 
When refinancing Chris says that he looks for a difference of 1% because there are costs to refinancing.  Why have rates been going up?  Securities and treasuries traded on stock market affect interest rates. Chris has been hearing people’s fears of a housing market bubble pop. He says that we don’t have any subprime loans any more.  The reason why the market popped in 2010 is due to all the people who had taken out subprime loans and the loans went bad. Chris fielded questions from the club.
